Greenford isn’t one kind of place. Census figures for Greenford Broadway ward, which takes in the station, the Broadway and the canal corridor, put flats and maisonettes at just over half of all homes. Head north into Greenford Green and North Greenford and that turns around, with semi-detached and terraced houses dominant and more than 60% of homes owned rather than rented. Prices follow the same split. The average UB6 property sold for £465,681 over the past year according to Rightmove, with semi-detached houses averaging £567,256 and flats £274,688.

Down by the Grand Union Canal, Greenford Quay is adding a different kind of home to that mix. Four buildings are finished and lived in, Tillermans, Lyons Dock House, The Lock and The Glassworks, and the first has been occupied for several years now. A fifth is under construction, which puts the scheme at roughly half built against a masterplan of eight buildings and around 2,118 homes. 

A loft and a garage sound like the end of a storage problem. More often they’re where it starts. Lofts in the interwar semis are usually unboarded and reached by a ladder, which makes them a poor home for a mattress, a wardrobe or anything you’d be sorry to damage. Garages built for a 1930s car tend to hold everything except the car.

Business demand here is usually documents, archives and equipment rather than anything needing regular access.
