Beckenham grew up around its railway, and it still looks like it. The line arrived in 1857, and the large Victorian villas, wide roads and generous gardens built for those first commuters still set the character around the station. Alongside them sit Edwardian terraces and semis, plus a good number of purpose-built and converted flats near the town centre and the High Street. Handsome houses, but rarely built with anywhere obvious to put the things you use twice a year.

Property prices are a big part of why storage makes sense here. Rightmove puts the average Beckenham property price at £605,384 over the last year, with flats averaging £382,689 and semi-detached houses averaging £816,786. Prices have been broadly flat year on year rather than climbing, so buying one more room is an expensive way to fix a space problem. Making better use of the space you’ve already got is the cheaper move, whether that’s a flat with a single hall cupboard or a family house you’d rather improve than leave.

Beckenham skews towards families and commuters. Three and four bedroom homes near schools like Harris Academy Beckenham, Langley Park and Orion Eden Park stay in demand, and trains reach Victoria in around 20 minutes from Beckenham Junction. It’s a settled area rather than a transient one, so we’re usually called in for renovations and loft conversions, house moves where the chain doesn’t line up, and ordinary decluttering. We also collect for families sorting through a parent’s home after a bereavement, during a separation, or while insurance work goes on. Those are rarely planned in advance, and we try to make them one less thing to organise.
