N8 is Victorian and Edwardian terrace country, and a lot of it has been carved up into flats over the past fifty years. Rightmove’s sold price data shows that the majority of properties sold in Crouch End over the past year were flats, with an overall average sold price of £783,988 across all property types.

Here’s the bit that catches people out. When a terrace is split into flats, the loft doesn’t automatically come with any of them. It’s either written into the top floor lease or held jointly by the freeholders, and even a top floor flat usually needs consent before it can do anything with it. Cellars generally follow the same logic, since they’re reached through the ground floor.

So you can buy at a price like that and still have no attic, no cellar, no garage and nowhere sensible to put the pushchair, the ski boots or the boxes of records.
