That suits Hayes well, because so much of the newer housing here is flats. The area has interwar terraces and post-war estates, but the fast-growing stock is the new-build apartments clustered around the station and the old industrial sites. With the average Hayes Town UB3 home selling at around £381,000 and flats at roughly £277,000, and flats making up over half of all local sales, paying a premium for an extra room to use as a box room rarely adds up when you can store what you’re not using instead.

Plenty of different people in Hayes end up needing somewhere to put things. Renters in the station-area flats often moved here for the Elizabeth line, which runs through Hayes and Harlington with journeys into central London in under half an hour, and the station handled around 8.45 million entries and exits in 2024/25. Heathrow sits less than four miles west along the Bath Road, so a good share of the area works shifts at the airport and values a service that comes to the door rather than eating into a day off.
